My name is Fran, and I am the Founder and Director of HS Homes of Solihull.

As a landlord myself I understand how important customer service and communication is. I have been letting out properties since 2008 and have built up a wealth of experience within the property sector.

Full Property Management

What is Full Property Management?

The full property management service gives landlords peace of mind that their property will be professionally managed, and that the legal and accounting demands of the tenancy will be looked after on their behalf.

The condition of their property will be regularly inspected and any minor repairs, with their consent, will be dealt with.

What’s Involved in Full Property Management:

  • Following all current and up to date legislation to ensure you are fully compliant.
  • Create a catchy listing along with professional photos, video tour and floor plans to help you stand out from the crowd
  • Market the property on Rightmove, Zoopla, OnTheMarket, our website and also across various social media platforms too
  • Qualify all tenants before arranging the viewings
  • Accompanying all viewings
  • Feedback to landlord on a regular basis
  • Comprehensive reference checks including current employer and previous landlord.
  • Compliance check including credit check, right to rent and any other anti-money laundering checks required.
  • Rent guarantee and Legal Protection available (circa £250 for a year’s rent guarantee)
  • Tenancy Agreement
  • Inventory and Schedule of Condition (£150 + VAT for each new tenant)
  • Register the deposit with the Tenancy Deposit Scheme (TDS)
  • Notify utility suppliers of the changeover of names – Council Tax, Gas, Electric and Water
  • Regular inspections of the property
  • Monthly statements
  • Rent collection and chasing of payments if required
  • All property maintenance to ensure the property is in a rentable condition throughout.
  • Tenancy renewals completed at a cost of just £50.00+VAT (£60.00 including VAT)
  • Yearly rent reviews to ensure the rent amount is in line with the current market and similar comparable properties.
  • Final check out inspection undertaken at the end of all tenancies and deposit disputes dealt with where applicable.

Lettings Fees

Monthly management fee – 10% + VAT
Set-up fee including referencing and credit checks – £500.00 + VAT

Let & Rent Collection

What Let & Rent Collection?

The Let & Rent Service gives our landlords control over their property whilst we do all the admin and rent collections.

We will source new tenant(s) for the property, arrange the paperwork and moves the tenant in. We will create monthly statements and chase rent money on behalf of the landlord on a monthly basis.

The landlord takes care of the day-to-day management of the property.

We will source new tenant(s) for the property, arrange the paperwork and moves the tenant in.

After this it's up to the landlord to take over the day-to-day management of the property.
